Drive through Bigfork and the range of lots is obvious. Down near the Swan River and the old downtown, cabins built decades ago sit close together on modest ground. Up the hillside, newer construction claims wide lake views on lots that were graded and built out in the last few years. A patio that fits one rarely fits the other.

Older cabin lots near downtown and the river

Cabins along the Swan River corridor tend to sit on smaller, established lots with mature trees already shaping the yard. We usually design a compact patio footprint here, tucked in close to the house rather than sprawled across the yard, since the space just isn't there for anything bigger. Root systems from established trees also factor into where we can dig without causing damage.

Hillside lots with lake views

Property higher up the hill toward town often has real grade change and was built more recently, with the patio as part of the original plan rather than an afterthought. These lots usually call for a terraced or stepped patio design that steps down the slope in sections, since one flat paver surface on a real hillside would need either a tall retaining wall or a huge amount of fill.

Base work still comes first

Whether the lot is a small parcel by the river or three acres above it, the ground underneath a patio has to handle the same freeze-thaw cycle every winter. We excavate and build a compacted aggregate base sized to the site before a single paver goes down. Skipping that step is the most common reason a patio heaves or settles within a few years, on any lot in Bigfork.

Working around established landscaping

A lot of the older cabin properties have landscaping that's been there for years, sometimes original to the house. We plan patio placement and excavation to avoid damaging root systems and existing beds wherever we can, rather than clearing everything to make the layout easier.

Building within the right season

Most Bigfork paver work happens between late spring and early fall, once frost is out of the ground and before the first hard freeze locks it back up. Lake-view lots at higher elevation can hold frost a little longer into spring than lots down along the river, which sometimes shifts the start date on a hillside build by a couple of weeks compared to a job closer to downtown.

If you're not sure whether your lot is more of a cabin-lot job or a hillside build, walk it with us and we'll tell you straight what makes sense.

Our cabin lot has an old concrete patio. Can pavers go over it?

Sometimes, if the existing slab is sound and flat enough. More often on older Bigfork cabin lots we remove it, since cracked or heaved concrete usually means the base underneath already failed.

Do hillside lots above town need a different patio design than lots near the river?

Yes. Grade is the main driver. A hillside lot usually needs a stepped or terraced layout, while a flatter lot closer to the Swan River can often take one continuous paver surface.

How close to the water can a patio go?

That depends on your specific lot and any shoreline setback that applies to it. We check that before we design anything, since it can change where a patio can actually sit.
